ROSADOCE Commercial Building, designed by REIMS 502 in Santiago de Querétaro, reconsiders the contemporary commercial typology through a framework of flexibility, environmental responsiveness, and urban stewardship. Developed during the pandemic, the 840-square-meter project addresses long-term shifts in occupation and consumption patterns rather than offering a temporary reaction to crisis conditions. Conceived as a modular structure capable of accommodating multiple configurations, the building supports varying commercial scales while maintaining operational continuity. Located within a neighborhood undergoing regulatory transformation toward densification and mixed-use development, the project positions itself as an instrument of urban revitalization. Through open-plan organization, passive environmental strategies, and an honest material expression rooted in exposed construction systems, ROSADOCE proposes a resilient architectural model that extends beyond retail functionality. The project demonstrates how commercial architecture can evolve into adaptable urban infrastructure, contributing to social activation, sustainable performance, and the long-term regeneration of its immediate context.

At a time when retail architecture is being fundamentally redefined, ROSADOCE Commercial Building proposes an alternative to the static commercial box. Rather than privileging short-term market demands, REIMS 502 frames the project as a durable urban framework capable of adapting to future uncertainties while maintaining architectural clarity and civic relevance.

The project occupies a strategic site in a low-density district bordering Querétaro’s historic center, an area currently shaped by policy changes encouraging higher density and commercial conversion. This transitional condition informs the building’s architectural response, positioning it as a mediator between established neighborhood character and emerging patterns of urban occupation.

Central to the design is a highly adaptable organizational system that allows the building to function as a single commercial entity, four independent platforms across two levels, or as many as sixteen subdivided modules. This spatial elasticity reflects changing commercial realities and introduces a model in which architecture accommodates evolving economic conditions without requiring structural modification.

The building’s formal organization reinforces this flexibility through a semi-basement and two elevated open-plan floors structured around a central circulation core. While legislation reserves the lower level for service functions, the architects reinterpret this constraint by preserving openness and allowing active commercial uses to extend downward, transforming service infrastructure into an extension of the public-facing program.

Above street level, open floor plates are divided by a staircase core that structures circulation while preserving visual and spatial continuity. Vertical voids strategically connect the semi-basement to the rooftop, enabling natural light penetration and cross-ventilation throughout the building. These spatial decisions establish environmental efficiency through passive means while maintaining subdivision potential.

A notable development during construction was the activation of the rooftop as a functional climatic device. Planters provide passive thermal insulation, reducing heat gain, while two block vaults generate shade, collect rainwater, and facilitate airflow through the Venturi effect. This intervention transforms the roof from residual surface into productive environmental infrastructure.

Materially, ROSADOCE embraces constructive honesty through exposed steel framing, block walls, translucent metal grilles, and visible mechanical and electrical networks finished in pink tones that reference Querétaro’s historic quarry paving. This restrained palette reflects economic pragmatism and durability while reinforcing the project’s larger ambition: to position commercial architecture as an agent of urban regeneration, social activation, and sustainable transformation.
